Firstly, I have no reason to doubt either Sam or Chris.
I note with amusement, however, a story in the NYT early this year in
which people all over the U.S. were surveyed about their perception of
the value of their home. Almost without exception, respondents said
that, while home values in other areas had fallen, the value of their
own house had remained the same or increased. Almost without exception,
they were wrong--the value of their home had fallen. (More recent
surveys show that increasing numbers of people are accepting that the
value of their home has plunged.) According to zillow.com, 80 percent
of the homes in the U.S. have lost value. The West has been the worst
hit--89 percent lost value; the South did best; 74 percent lost value.
NE: 79 percent; Midwest: 80 percent.
For reasons I do not know, median home prices in some economically
depressed parts of western Maryland (Cumberland area) and adjacent
parts of West Virginia have increased by 21 percent in 2009 over
2008--though values are still low compared to much of the U.S.
bankrate.com reports that California got whacked. In 2008 the median
home price in San Jose-Sunnyvale-Santa Clara was $780k. In 2009 it is
at $450k. Ouch!
My _guess_ for my own 3400 sq ft home on two acres in Maryland (which
has the highest median income of the 50 states, by the way) is that the
value of my property has _decreased_ by about $100k over the past two
years or so. I hope I'm not overvaluing! I guess I could google that
and reach a reasonably accurate figure, but I really don't care. It's
paid for :-] and it's not for sale.

Denial is a strong thing.
The increases you mention may because of increased government spending
and hiring.
Even if one's housing has stayed the same, you have lost ground
because of inflation...even at the low rate of the present.
