Because it was not important, I didn't correct you elsewhere, but you have
some incorrect ideas about the transfer of real property titles, and the
role of the central registration offices.

There are good reasons why a buyer can, in certain instances, get better
title than his seller had. The reasons all are generally seen as just.
They are not the product of legislative compromise, but instead are well
established in Common Law.

Believe me, or not. I could give you some examples, but your incorrect
views on the passage of title and the effect of recording deeds would
prevent you from understanding.

You can get some inkling of where you go wrong by learning the differences
between "race", "notice", and "race/notice" jurisdictions. You could also
learn why, in every jusrisdiction of which I am aware, one can transfer,
and another can accept, fee simple absolute (or any lesser estate) with no
registration of title whatsoever.

These are facts. Trust me, or learn for yourself.
