Good question. Land sales price estimating is like estimating the value
of collectable coins. The value of an individual coin depends not simply on actual supply of like coins but supply of like coins actually
offered for sale right now. Should all these coins suddenly be offered
for sale at the same time, their value would dramatically drop.

In a similar way, individual land plots are valued assuming the rest of
the land market is unchanged. Should for example land be taxed more heavily, this will greatly change the market which will greatly change
the value of individual plots.

In other words, we can't simply add up the theoretical selling value of
all the individual plots and derive a useful figure that shows flow of
wealth to land or taxing potential.

Well, that I the major problem with the single tax then - we only know
how much it'll gove us the minute we actually start taxing.

It doesn't really matter much how much land rent is out there. The important thing is to tax away all the rent. That's why I say tax rent at full value no matter what the government needs and rebate the surplus back as a citizen's dividend. Conversely, if spending exceeds land tax revenue, make up the difference with a per capita tax. And location taxes are only part of LVT. Mineral extraction royalties and electromagnetic spectrum rents should also be collected.


Despite of his, I am still in favor of a single tax on land, on the
consition that all federal income taxes and business taxes be abolished.

Sales taxes should also die.
