You are mistaken in that assumtion - most manshons constantly drop in
price these days - there is mild house price inflation, but it is
almost exclusively reserved for new builds or the land the place is
built on. I don't know the exact details for this place, but from
looking around at manshons 15 kilometres up the track, a new 3DLK 75
square metres will set you back 30 to 40 million or so, three to five
years old and it's about 20 to 30 million, and after about 15, even
with extensive internal remodelling (new kitchen, bathroom, etc) you're
lucky to get much over the 15 million mark, so getting the purchase
price back is a pretty good deal. In fact, the place I used to live in
was built 25 years ago at the height of the bubble and was an oku-shon,
apparently (might just have been the top floor double-sized room?), but
was at about 12 million when we moved in, and after three years there
the average sale price had dropped to 8.5 million, mostly due to a
"manshon rush" in the surrounding area flooding the second-hand market.
