Math teacher can't get this algebra problem



I am a math tutor and I am embarrassed to say this, but there is a
problem in an algebra book that I don't see the solution to. Simply:

(x^2 - y^2 - 4y - 4)/(x^2 - y^2 - 4x + 4)

I presume that you are supposed to group, find a common factor,
factor, then cancel a factor in the top and bottom, but I'll be damned
if I can find a way to group the top or bottom so that I can pull out
a common factor. Am I just being dumb or is this problem a mistake in
the book.
