Surely there is an entity in your state that deals with this type of thing. I'm presuming he's not close enough to hand-deliver to or I'd be there getting a handwritten receipt. I'm SURE you have rights. Landlords do not have unlimited rights. Heck, my daughter lived in an apt in basement of landlord. He would just enter unannounced from his living quarters. Figured he had the right. I had someone INSIST the landlord had that right. Can you imagine? A landlord having right to walk in w/o knocking on any tenant (esp a young woman who might just be getting out of the shower. Then she got pissed when I told her that was wrong!
I'd think a web search on landlord/tenant or some such for your state would give you a start. It's hard to imagine they could get away with 25 bucks a day for late mail.

I need to know where to ask this question.
I'm currently renting a house for $950.00 a month.
There was an electrical issue and I requested FIVE times that the landlord repair the problem. I was afraid of fire and my animals being trapped inside while I was away. He kept saying yes he'd take care of that but after 2 months still had not. So I wrote a letter. A very nice letter I thought explaining why this was a concern to me.
Well he replied with getting it fixed and writing me back that there is a clause in my lease that says if the rent is not in his hand on the 1st of the month, there is a late fee of $25.00 a day until it is.
Well the lease DOES say there is a $25.00 late fee for every day the check is not received. Now if I get paid on the 28th and mail the check, how am I to guarantee it will be there by the 1st?
A friend of mine told me that the late fee is illegal. Anyone know what governing body I should inquire with?
