If you don't make the consequences severe enough, the rent gets paid
later and later and later. Just imagine what the mortgage late
payments are and you understand a little better.

My leases require that it be postmarked no later than the 1st and they
have a three-day grace period. After that, it's $100 for the first day
and $10 for every day after. The longer you give someone to pay, the
more costly it is.
