When I was married we had 8 rental properties that served as a cushion
when my ex was laid off (ceramic tile/marble, so dependent upon
construction). When he was working, the profit was significant, but
when he wasn't working, we needed that rent money. It REALLY frosted
us to no end when Garry would go to collect rent and be given a sob
story from the tenant as to why he couldn't pay his rent when the
trash can was overflowing with beer bottles! Not once in a row, but
month after month...

It can take months to evict a renter, and trust me, many renters know
this and stick it out to right before the landlord can legally set
their stuff out. The system is easy to play...

We actually had a mayor years ago here in Columbus, OH who wanted to
establish a moratorium on evictions between November and January
because of the hardship eviction caused renters during the holidays.
Excuse me?! What about the hardship for the landlord who worked hard
to establish properties for income? Shouldn't that count equally?

When you get into rental properties you have to go at it with eyes
wide open because the laws do more to protect the renter than the
landlord.
