How interesting tho it wasn't because I was fighting with you. He was trying to intimidate. Once my electric bill (as a tenant) was way off the charts. Turns out the electric meter was screwed up. The power company told me if I had a letter from my landlord they'd adjust it. Knowing he'd never get around to it, I typed it myself for him to sign. If he had refused, I'd have been in horrible trouble.

Just for the record, I don't INTEND to pay my rent late. I was just miffed at his reaction to my requesting the electricity be fixed was to stress my late fee of $25.00 a day.
I'm a good tenant! OK, so I don't weed flower beds so well, that's more a time (and allergy) issue than being "bad"! LOL!
Griz, who thinks I gotta quit reading this thread now!! LOL!

to
prefer to rent to a loud, filty, party-throwing tenant who pays on the
1st
over a quiet, immaculate tenant who pays on the 3rd after her paycheck clears.
Everyone seems to think that getting the rent paid on time and having good tenants is mutually exclusive. It isn't. I've never lost a tenant over it and I have very good tenants. They're clean, they're quiet - and they pay the rent on time. One isn't mutually exclusive of the other. What I won't do is raise the rent much on a good tenant - you'll move them out faster doing that then you will by insisting that the rent be paid on time.
