How interesting tho it wasn't because I was fighting with you. He was trying to intimidate. Once my electric bill (as a tenant) was way off the charts. Turns out the electric meter was screwed up. The power company told me if I had a letter from my landlord they'd adjust it. Knowing he'd never get around to it, I typed it myself for him to sign. If he had refused, I'd have been in horrible trouble.

Everyone seems to think that getting the rent paid on time and having good tenants is mutually exclusive. It isn't. I've never lost a tenant over it and I have very good tenants. They're clean, they're quiet - and they pay the rent on time. One isn't mutually exclusive of the other. What I won't do is raise the rent much on a good tenant - you'll move them out faster doing that then you will by insisting that the rent be paid on time.
