There's a reason for the recommendations not to do business with family :-(

What a headache! I don't blame you for evicting her though. Much longer, and she would probably have had the whole place a wreck.

Well, I'll have to go with insanity after the month I've had. WWIII has been going on within my family because my little sister decided she couldn't (and wasn't even going to make an effort or even talk to me) pay the rent in the house she rents from me. I evicted her because I'm not Rockefeller and can just eat the mortgage I still owe on that house, which she expected me to do...."but we're sisters" HA! My mom told her when she first started renting from me that she better realize of all of the four of us girls I was the one who wouldn't take any crap from her and would not hesitate to treat this as a business. Of course, now mom is pissed at me because then I enforced the 30 days (actually gave sis 31) that she had to get out so I could get someone in there as fast as possible to start bringing in that rent again. (it's now my fault that little sis is living with my parents once again--I'm so sick of asking my mom to tell me how I'm the bad guy when C couldn't pay her rent-GRRR)
Then I went over and helped the new renter clean today and OMG we were scraping up cat sh*t, Keith had to come fix the drain pipe out of the kitchen which was just draining right in under the house and rotted a floor joist, pull up carpet where the hot water heater leaked (not from being bad but because they didn't drain it well enough when they changed out the element) a year ago and had rotted out some of the utility room floor. I'm more than willing to be a landlord and fix things that need fixing, but she has lived there two years and not once was any of these problems mentioned to me so we could avoid the end result of needing a new kitchen floor and now joist damage. I swear I have never been so angry in my life as I was around lunchtime today cleaning my once beautiful little house that was will forever be special to me because it was my first house that I bought and took on a mortgage on when I was just 19 years old. Okay, I've ranted long enough, but now you see my insanity, so I sure don't feel like a great mind here lately.
