On the pet urine, if it's that bad you might even have to rip out the
flooring under the carpet - or seal it somehow. Some years ago, I was
involved in helping a person who had a lot of animals. She had 10 dogs,
mostly cocker spaniels, living in her house. The whole place stunk of
urine. At the time, my brother-in-law owned a carpet cleaning service,
complete with van and steam cleaning truck-mounted unit. My SIL and I
went over to help this person clean the carpets. Over and over the rugs
with this high-power vac and steam. It helped but it did not totally
eliminate when the rugs were this totally covered and saturated.
Check at a good sweeper store. There are products out there that "eat"
the enzymes that are secreted in cat urine. They not only eliminate
the stain, they eliminate the odor. Be prepared, though--it's
expensive.
