Find buyers and sellers and do the math.
Make 1 trade, buy the house and kick everyone else out.

BUT you can't barrow the money to do that.
You can't barrow 80 % against anything.
You can get 25 %, you can ALLWAYS get 10 %.
If you buy a BIG BIG store, and buy the inventory at 7 % to 5 %
then the 10 % you barrow buys the store too.
700,000 Now your 20 rooms at 400 bucks ..$ 96,000 a year .
10 years is $ 960,000. A store is easier.
And a ship for the same money is a rental Plus a store.
I don't live on any of the ships I park loaded.
I load so many boats I park some loaded.
Loading just one boat is still the easiest way.

The ideas are simple:
Buy something with a 2,000 percent markup, ha ha,
and then borrow 10 percent of the retail value.
Or find both the buyer and the seller,
and use the import bank to borrow against it.
But I have no experience with any of that,
I'd make every mistake there is... everyone would be eating my lunch.
As for you leads,
....how do I know you're not doing the opposite of what you claim ?
You might be buying what you claim you're selling and vice versa.
